EPCs and HIPs
Standard Home Information Packs (HIPs) contain the following information and documents:
- 1/ Index or contents
- 2/ The Energy Performance Certificate (EPC)
- 3/ The Sale Statement
- 4/ Official Copies of the Land Register Title and Plan
- 5/ Local Searches
- 6/ Water and Drainage Searches
All residential properties that are sold within England & Wales require a HIP in order that they may be marketed. With effect from the 1st of October, 2008, all residential properties that are to be let will require an EPC (A HIP is not required as the property is not being sold. The EPC is valid for 10 years regardless of subsequent change of tenants).
The EPC must be produced by a qualified and accredited assessor. Of course you don't have to wait until you sell your property in order to enjoy the benefits of an energy survey. You can commission a survey at anytime and included with your energy rating will be specific recommendations for home improvements and the cost savings that would be realised. These often pay for themselves within one or two years.
