All residential properties that are sold within England & Wales require a EPC within 28 days of being marketed. With effect from the 1st of October, 2008, all residential properties that are to be let will require an EPC.
The EPC must be produced by a qualified and accredited assessor,of course you don't have to wait until you sell your property in order to enjoy the benefits of an Energy Survey.
You can commission a survey at anytime and included with your energy rating will be specific recommendations for home improvements and the cost savings that would be realised. These often pay for themselves within one or two years.
