Guide to Rental EPC Sector requirements as per CLG Guide Lines.
NB Please note copy of EPC should be issued to each Tenant:
(1) Block of Self Contained Flats,each with separate kitchen,bathroom & front door:
One EPC for each Flat.
EPC required for self-contained dwelling the first time it is let to a new Tenant after 1st October 2008.
(2) Property used as an HMO,with separately rented bedrooms,but shared kitchen & bathroom:
One EPC for the Whole Property (Copy given to each Tenant)EPC required the first time a bedroom is let to a new Tenant after 1st October 2008.
(3) Property used as an HMO with a mix of Self-Contained Dwellings,& Rented Bedrooms with shared Kitchen & Bathroom:
One EPC for each Self-Contained Dwelling.
One EPC for Remainer of Property(Copy given to each Tenant)
EPC required the first time a bedroom is let to a new Tenant after 1st October 2008.
(4) Sheltered Accomodation Block with a large number of Bedrooms but Shared Kitchen & Bathroom Facilities:
One EPC for Whole Block (given to each Tenant)
EPC required the first time a Bedroom is let to a new Tenant after 1st October 2008.
(5) Large House divided into Two Flats:
One EPC for each Flat.
EPC required for Self-Contained Dwelling the first time it is let to a new Tenant after 1 st October 2008.
(6) Commercial Premises (i.e A Shop) with Self-Contained Flat above:
One EPC for the Flat.
EPC required for Dwelling the first time it is to be let to a new Tenant after 1st October 2008.
(6a) The Shop (Commercial Premises)
One Separate Commercial EPC for the Shop if being sold or rented out.
Commercial EPC required for Commercial Premises the first time it is sold or rented out after 1st October 2008 (If less than 2,500m2)

A Rental EPC lasts for some 10 years,so costs are economical if you look at the spread over the 10 year EPC life cycle.
